About this role
About Pulley
Pulley helps the country’s top architects, builders, and retailers speed up every project in their portfolio. With AI-powered permitting intelligence and expert guidance, we eliminate costly delays and bring predictability across the full lifecycle of commercial projects.
Today, permitting is the slowest, most uncertain part of building, spread across 19,000+ jurisdictions with different rules, timelines, and surprises. Pulley gives project teams the clarity and predictability they need to move from planning to opening without delays.
We support rollout programs for brands like J.Crew, Solidcore, and Hibbett Sports, as well as major data center buildouts, EV charging networks, and other commercial projects. Our platform dramatically reduces approval timelines, improves forecasting accuracy, and removes thousands of hours of manual work from design and construction teams.
Founded in 2021, Pulley combines deep permitting expertise with purpose-built AI from people who have created products used by millions. We’re backed by CRV, Susa Ventures, Fifth Wall, and leaders from Plaid, Segment, ServiceTitan, and Procore.
What You’ll Do
As Pulley's first Product Manager, you’ll report directly to our CEO and partner closely with engineering and design to help shape and execute our product roadmap.
Accelerate the launch of Pulley’s newest AI product offerings and operate as the main product owner between engineering, design, and the rest of the business.
Partner closely with design and engineering to ensure alignment across product, technical requirements, and customer needs.
Help shape how product is built at Pulley, contributing to the processes, rituals, and communication styles of a growing product team.
Stay ahead of the curve in AI, automation, and construction tech to continuously identify areas where we can improve the permitting process.
Need to Have
Proven track record of shipping B2B software products end-to-end, from discovery through launch and iteration.
Deep customer empathy. You go talk to users before you form opinions, and you can synthesize what you learn into product decisions the team gets behind.
Builder instincts. You're comfortable working at granular levels of detail, making product decisions, and building. You enable the engineers and designers around you, not just direct them.
Comfort with ambiguity. The right solution isn't always obvious, and you're energized by that rather than unsettled by it.
Technical fluency. You understand how software gets built, can engage meaningfully with engineers on tradeoffs, and have some familiarity with how AI/LLM products work in production.
0→1 experience. You've built something from scratch and understand what it takes to go from nothing to something customers depend on.
Excitement to work 4x per week in our brand new, Downtown SF office!
Nice to Have
You've built or shipped an AI/LLM feature in production. You understand evals, retrieval, and what it takes to go from demo to reliable product.
Experience in a regulated or operationally complex domain such as healthcare, logistics, legal, real estate, government, construction, or similar.
You've shipped a product that an operations or services team actually adopted and depends on.
You've been a founding or early PM at a startup.
Compensation
$180,000 - $230,000 base + Equity
